Godrej Manpada / Booking & site visit
Godrej Thane booking · pre-launch
How booking works at Godrej Manpada
During the pre-launch you register an Expression of Interest (EOI) of ₹3 Lakh, ₹4 Lakh or ₹5 Lakh, depending on the residence. Units are allotted only after MahaRERA registration, when pricing is released.

The pre-launch, step by step
- Register. Share your name and number. Free, no commitment.
- Read the EOI terms in writing: amount, refund conditions, and what happens at launch.
- Submit the EOI by cheque or bank transfer, as the terms instruct. Keep your PAN card and email ID ready.
- Launch and allotment. When the project is registered under MahaRERA, EOI holders are called to choose residences at the launch price.
- Booking. You sign the application, pay the booking amount set by the developer, and receive the allotment letter. The agreement for sale follows and is registered.
Site visit
The land sits on Ghodbunder Road at Manpada, beside the Thane approach road of the Thane–Borivali tunnel. There is no show flat before launch. We can show you the location, the neighbourhood and the access, and book your slot at the developer's sales experience centre when it opens.
Before you pay anything
- Pay only by cheque or bank transfer to the account named in the written terms.
- Keep the receipt and the terms together.
- Check the RERA registration number on maharera.maharashtra.gov.in once it is issued.
Questions
Booking & site visit: what buyers ask
Can I book Godrej Manpada now?
Not a flat, yet. Before RERA registration the developer cannot sell or allot units. What is open is an Expression of Interest (EOI), which places you in the queue for the launch.
Is the Godrej Thane EOI refundable?
Refund terms are set by the developer and can differ between projects and phases. Ask for them in writing before you pay, and pay only by cheque or bank transfer as those terms instruct, never in cash.
Can I do a site visit?
The land is being prepared and there is no show flat yet. An advisor can take you to the location on Ghodbunder Road and, once the developer opens its sales experience centre, book your visit there.
Which documents do I need?
For the EOI: your PAN card and email ID. At booking, after launch, the usual KYC (PAN, Aadhaar, photographs and address proof) is needed for each applicant.
